This coast is not one market. Venice and Sarasota County run on one board’s numbers, Englewood and Charlotte County on another, Lakewood Ranch on a third. An agent quoting you a “Gulf Coast median” is telling you nothing — and the four costs change street by street. I price to the board that covers your street, and I print the source beside the number.
